Land PSF = purchase price divided by land area. This is the standard way land-titled property (terrace, semi-detached and detached houses, and landed plots generally) is priced in Singapore — as distinct from a condo's price per square foot of internal floor area.

Why land PSF alone shouldn't be used to value a property

Two landed properties can have the same land PSF and still be worth very different amounts to a specific buyer. Land PSF is a useful starting comparison, not a valuation. What it leaves out:

  • Location — the same land PSF in different streets of the same district can reflect very different desirability.
  • Plot dimensions and shape — a regular rectangular plot is generally easier and cheaper to build on than an irregular one of the same area.
  • Tenure — freehold and 999-year land is not directly comparable to 99-year leasehold land on PSF alone.
  • Road frontage and access — width of frontage affects both usability and, for a rebuild, planning requirements.
  • Development/redevelopment potential — subject to prevailing URA planning controls and site-specific conditions, not something PSF alone reflects.
  • Condition of the existing building, renovation history, and how much of the current price reflects the structure vs. the land under it.
