The Website is operated by Samtastic Properties, a Singapore-based real estate agency/agent.

You may browse the Website and use its tools (including the property search, HDB/private transaction lookups, school finder, EV charging finder, and Telegram bot) for your own personal, non-commercial research into Singapore property. You agree not to misuse the Website — including attempting to scrape, bulk-download, reverse engineer, or overload it, or to use it to build a competing product or service.
You are responsible for keeping any account credentials or access tokens issued to you (for example, an API key for the enquiry-submission endpoint) confidential, and for all activity carried out using them.
4. Property Listings & New Launch Information
New launch details, pricing, unit availability, floor plans, and similar listing information are entered and maintained through our own admin system and refreshed periodically. This information changes quickly — availability sells out, developers revise pricing, and promotions expire — so figures shown on the Website are indicative only and may not reflect the current position at the time you view them.
Nothing on the Website constitutes an offer, contract, or binding quotation. Always verify current pricing, availability, and terms directly with us or the relevant developer before making any decision, and treat any figures here as a starting point for your own enquiries rather than a final answer.
5. Government & Third-Party Data
Several tools on the Website — HDB resale transactions, private property (URA) transactions, school locations, EV charging points, mortgage/SORA interest rate context, and address/postal-code lookups — are built from publicly available government and third-party datasets (including data.gov.sg, URA, HDB, LTA DataMall, MAS, and OneMap) and are refreshed on a schedule, not in real time.
We do not control the accuracy, completeness, or timeliness of that underlying data, and we make no warranty about it. These tools are provided to help you research a location; they are not a substitute for checking the original government source or a professional (an agent, lawyer, or financial adviser) before relying on any figure for a decision.
6. No Professional Advice
Content on the Website — including blog articles, AI-assisted write-ups, sun-orientation simulations, and rate/affordability context — is provided for general information only and does not constitute financial, legal, tax, or investment advice. You should seek independent professional advice before making any property, financial, or legal decision.
7. Enquiries & Contacting Us
Submitting an enquiry form, messaging our Telegram bot, or starting a WhatsApp chat from the Website means you consent to us contacting you back about that enquiry, using the details you provided. See our Privacy Policy for how we handle the personal data you give us this way.
The Telegram bot and WhatsApp click-to-chat are provided through Telegram and WhatsApp respectively, and your use of them is also subject to those platforms' own terms — we are not responsible for how Telegram or WhatsApp themselves operate.
8. Intellectual Property
The Website's design, text, graphics, and the way listing/transaction data is compiled and presented are owned by or licensed to Samtastic Properties and protected by copyright and other intellectual property laws. You may view and share individual pages for personal, non-commercial use, but you may not reproduce, republish, or commercially exploit the Website's content without our prior written permission.
Underlying government datasets referenced above remain the property of their respective data providers; our compilation and presentation of them does not claim ownership of the raw data itself.

The Website links to, or embeds content from, third-party services including Telegram, WhatsApp, Instagram, Facebook, and government data portals. We are not responsible for the content, accuracy, or privacy practices of those third-party services — review their own terms and privacy policies separately.
