HDB figures are medians of resale transactions published by HDB on data.gov.sg (last 12 months unless stated; "a year ago" is the 12 months before that). Private figures are from URA's published transactions. Home values are estimates from nearby real sales adjusted for size, floor and lease — not a valuation. Loan and stamp duty figures use the MAS (TDSR 55%, MSR 30% for HDB/EC, 4% stress-test rate, LTV) and IRAS (BSD, ABSD, SSD) rules as published; banks and HDB make their own assessment.
